These Terms and Conditions govern the relationship between you and Villa OKOL regarding the provided services.
1. RESERVATION CONDITIONSThe accommodation contract is considered concluded upon confirmation of the reservation by Villa OKOL and payment of a 50% deposit by the client. By making a reservation at Villa OKOL, the client is deemed to have read and accepted these terms.
2. CANCELLATION POLICY
- Up to 15 days before arrival – the prepaid amount is refunded without penalty.
- Between 2 to 15 days before arrival – a voucher for the amount paid is issued.
- 1 day before arrival or in case of a no-show – Villa OKOL reserves the right to retain the entire deposit.
- Holiday periods (Christmas, New Year, national holidays) – cancellations with a full deposit refund are possible up to 20 days before the arrival date. After this period, the deposit is non-refundable.
- Early departure at the guest’s request – Villa OKOL reserves the right to retain the remaining amount of the reservation as a penalty.
- The deposit is refunded upon check-out if no damages are found.
3. CHECK-IN AND CHECK-OUT
- Check-in: after 12:00 PM
- Check-out: by 4:00 PM
- Minimum stay: 2 nights
- Early check-in and late check-out are possible upon availability and prior arrangement with Villa OKOL.
4. RULES FOR USING VILLA OKOL
- The villa may only be used by the specified number of guests.
- Smoking is prohibited in all indoor areas (including electronic cigarettes and hookahs). A fee of 200 BGN applies for violations.
- Guests are responsible for any damages caused during their stay.

Prices on the Villa OKOL website are in BGN and include 9% VAT. The total reservation amount is automatically calculated based on the number of days, adults, children, and the current price offer for the period.
6. LIABILITY
- Guests must use the villa’s property with care and not disrupt the comfort or reputation of Villa OKOL. In case of policy violations, guests may be asked to leave without a refund of prepaid amounts.
- Villa OKOL is not responsible for lost, damaged, or stolen personal belongings, as well as for accidents on the property. Parents are responsible for their children’s safety.
7. CHANGES AND UPDATES TO THE TERMS AND CONDITIONS
Villa OKOL reserves the right to periodically update these Terms and Conditions. Guests are encouraged to review the latest terms before each reservation to stay informed about any changes.
8. ADDITIONAL TERMS AND INFORMATION
- The villa has four bedrooms, two of which have sofa beds, accommodating up to 10 adults.
- Parties and loud music are not allowed after 11:00 PM (summer) and 10:00 PM (winter). Villa OKOL reserves the right to terminate the stay of guests who repeatedly violate quiet hours if complaints from neighbors or other guests persist.
- Overnight stays of unregistered persons in the villa are prohibited.
- The use of personal heating devices during the stay is not allowed.
- A surveillance system is installed in the common areas of the property.
- Pets are allowed but must not be left unattended.
9. PERSONAL DATAVilla OKOL guarantees the confidentiality of the provided information and personal data in accordance with Bulgarian law. Personal data is collected and processed solely for reservation purposes and will not be shared with third parties without explicit customer consent, except where required by law.
